What you will learn, module by module
Nine classroom modules cover every system you will inspect in the field and how to build a business around it. A tenth, the on-site inspections, puts it all into practice.
Module 1: Intro to home inspection
The foundation for everything that follows. You will learn what a home inspector actually does, why the inspection matters so much in a real estate transaction, and how the role has changed over time. We cover the standards of practice and regulations that govern inspectors, the ethics of the job, and the attention to detail and communication skills that separate good inspectors from great ones.
Module 2: Report writing
The report is the product your client pays for, so we spend real time on it. You will learn how a professional inspection report is structured, from the property overview through findings and recommendations, and how to write each finding so it is clear, precise, and objective. We cover using photos to document conditions, meeting industry standards, and drafting reports for a range of real scenarios.
Module 3: Exterior
Looking past curb appeal to the components that protect a home: roofs, siding, windows, grading, and landscaping. You will learn to spot wear, water problems, and signs of failure, and how weather and climate affect each material. We also cover inspection safety and how tools such as drones can help assess areas you cannot safely reach.
Module 4: Interiors
Walls, ceilings, floors, doors, and fixtures, and what they reveal about the rest of the house. You will learn to recognize signs of structural movement, assess the condition of interior surfaces, and check that interior systems work as intended. We also cover safety issues inside the home and how infrared cameras help uncover problems hidden behind finished surfaces.
Module 5: Plumbing
A full look at a home's water systems, from supply lines to drains. You will learn to test fixtures for function, evaluate the condition of pipes and materials, and identify leaks and other common defects. Hands-on practice includes using a moisture meter, with safety protocols covered throughout.
Module 6: Heating and cooling
Furnaces, boilers, air conditioners, and the rest of a home's climate control, one of the most important life-safety systems you will inspect. You will learn to assess how each system is operating and identify potential issues, using tools such as thermal cameras and combustible gas detectors.
Module 7: Structure
The core of a home's integrity, from foundations to load-bearing framing. You will learn to identify structural defects, judge stability, and recognize conditions that raise safety concerns. Hands-on practice includes tools such as laser levels, so you can document what you see with confidence.
Module 8: Electrical
A thorough look at residential electrical systems, from the service entrance and panel to wiring and outlets. You will learn to evaluate function, recognize hazards, and report on safety concerns, with hands-on practice using a voltage tester. Safety protocols are enforced from start to finish.
Module 9: Marketing
Passing the exam is the start, not the finish. This module covers what it takes to build a home inspection business: branding, finding and winning clients, building an online presence, and networking with the agents and professionals who send you work. It is taught by someone who has built and still runs a busy inspection company.
Bonus: Three on-site home inspections
Theory only goes so far. During the week you will step into three real homes and apply what you learned in the classroom, working alongside Dave. Very few courses in the area offer on-site experience, and it is the part graduates mention most. You will leave with confidence you cannot get from a textbook.

How the Academy changed their path
Not only is the depth of each topic very helpful, but Dave also packs in tons of real world situations and tips to avoid the mistakes he made. The three walk-throughs were a great experience to see how inspecting really works. I highly recommend it and am glad I took the class.
The on-site experiences provided through HHIA proved to be extremely valuable. There are very few providers of the on-site experience within the area. A lot of information is covered in a short period, and HHIA does a fine job of getting you primed to complete the National Home Inspector Exam. I would recommend it to anyone looking to become an inspector in Wisconsin.
Tons of content crammed into one week, great to be there with Dave learning from someone who is clearly passionate about this rather than someone for whom it has become routine.
Dave was amazing and so helpful. He taught the class with enthusiasm and excitement, which I really appreciated. He really cares about his students’ success and it shows through his training.
From the hands-on nature of the on-site inspections to the way Dave keeps everyone engaged for 40 hours, you will walk out with a better understanding of the home inspection game. This class is an investment in yourself you will not regret.
Excellent class, really enjoyed it, and the books shared with us as easy-reading PDFs are much appreciated.

Academy FAQ
How is the Homesight Academy different from other home inspection courses?
The Academy is built and taught by Dave Kolesari, who has completed more than 12,000 inspections and still runs a busy inspection company every day. Many large national schools use trained instructors who know the curriculum well but have never run an inspection business. Dave's goal is to help you become a home inspector, not just learn about being one, which is why the course includes real on-site inspections, a full alumni support package, and direct access to someone who knows today's market. He has trained many inspectors over the years, and several have gone on to work at Homesight.
I have no experience. Can I take this course?
Yes. The course is designed to take someone with zero experience and prepare them to start a career as a home inspector. True mastery takes years and thousands of inspections, but by graduation you will have what you need to take the exam and begin working.
How does the course work?
It is an in-person class that runs Monday through Friday, 8am to 4:30pm, for one week at our office at 3216 S 92nd St, Suite 204, in Milwaukee. Over the week you complete the 40 hours of education Wisconsin requires, attend three on-site home inspections for hands-on practice, and graduate with the tools and resources to start your business.
Do I need to buy any materials?
No. Your NHIE exam prep books are included at no extra cost, along with the tools and instruction you need during the week. Just show up ready to learn.
When are the upcoming class dates?
The next session is October 12 to 16, 2026. 2027 sessions run January 18 to 22, April 19 to 23, July 19 to 23, and October 18 to 22. Each class is limited in size, so enroll early to secure your seat.
What happens once the course is over?
Most graduates take the National Home Inspector Examination next, and you will go in well prepared. Once you pass, we reimburse your exam fee. From there, the marketing module and your alumni package, including a year of mentorship, discounts on insurance and software, and the private graduate community, help you start and grow your business.
Why learn from an inspection company instead of an inspection school?
An inspection company teaches what the job looks like right now. Your instructor is a licensed, working home inspector, so the lessons reflect current homes, current reports, and the current market rather than a curriculum that may be years out of date.
Is an in-person course better than an online-only course?
For most people, yes. A live classroom is more engaging and easier to stay motivated in, and you get unlimited real-time access to a licensed inspector who can answer your questions and tailor the material to you. You also get something no online course can offer: three real on-site inspections.
