Pre-1978 Properties:
Comprehensive Lead Paint Inspections
Decades ago, it was common to find lead in many substances in homes, schools, and businesses throughout the US. Realizing the severe health hazards associated with lead exposure, the federal government banned its use in residential paint in 1978.
However, many homes in Wisconsin constructed before 1978 still exist today. In these older homes, dangerous lead-based paint could be hiding on interior drywall, exterior siding, window sills, and doors. Because lead exposure is particularly harmful to young children and pregnant women, accurate testing is crucial.
At HomeSight, Inc, we offer two specific types of lead evaluations to fit your unique needs: Targeted Lead Testing and Lead Clearance Inspections.
1. Targeted Lead Testing (For Remodeling & Demolition)
If you are planning to renovate, remodel, or demolish a specific section of your older home, targeted lead testing is essential before you begin swinging a hammer.
This service is designed for clients who want to alter a single component—for example, taking down a specific wall, replacing old windows, or removing baseboards—rather than testing the entire house.
-
How We Test: We take 1 to 2 physical samples from the exact area or component of concern. This typically involves carefully removing a 1-inch by 1-inch paint chip from the surface for laboratory analysis. (Please note: this process will cause minor, localized damage to the paint/wall).
-
Alternative Methods: If the area of concern is a window sill and there isn't enough painted surface to take a 1x1 chip, our inspectors may carefully scrape the window to collect enough material for analysis. In some cases, we can collect existing dust laying on the window sill.
-
Pricing: For this service, we charge a base fee for the first sample collected, with a reduced fee for any additional samples needed from other components.
2. Full-Home Lead Clearance Inspections
If you are generally concerned about the presence of lead anywhere in the house, a Lead Clearance is the absolute best place to start.
This service is highly recommended for "Target Housing", defined as any property built before 1978 that is regularly occupied by children under the age of six. It is also required after lead-related construction or remediation work is completed to ensure no hazards remain before your family reoccupies the space.
-
How We Test: A lead clearance involves a thorough visual inspection followed by scientific sampling. Our certified inspector will strategically choose 8 different areas of the home. In each area, they will tape off a carefully measured square and use a specialized wipe to collect dust and invisible particulates from the surface.
-
The Results: These 8 wipe samples are sent to a lab. If any of the samples come back positive for lead, it indicates a hazard, and further investigation or remediation can be properly planned.
