Pre-pour foundation

Footing and foundation form placement, rebar positioning, soil bearing conditions, and drainage layout before concrete is poured.

Framing & structure

Floor, wall, and roof framing; beam and header sizing; sheathing; window and door rough openings; and overall structural alignment.

Rough-in plumbing

Supply and drain line routing, pipe sizing, venting, water heater location, and early leak indicators before walls are closed.

Rough-in electrical

Panel placement, service capacity, wiring runs, junction boxes, grounding paths, and AFCI/GFCI locations before drywall.

HVAC rough-in

Duct layout, equipment sizing, combustion air provision, and return-air configuration while systems are still fully accessible.

Insulation & air sealing

Insulation coverage and R-value confirmation, penetration sealing around pipes and wires, and vapor retarder placement.

Exterior envelope

Weather-resistant barrier, flashing at windows and doors, roof sheathing, decking, ridge, and drainage plane continuity.

Final walkthrough

Finished interior and exterior: flooring, trim, cabinet installation, all fixtures, appliances, doors, windows, grading, and driveway.

Systems commissioning

Functional test of electrical outlets, HVAC operation, plumbing flow and drainage, water heater, and all installed appliances at completion.

How many inspections does a new construction build require?

Most new builds benefit from three phase inspections: a pre-pour foundation inspection, a pre-drywall inspection that covers framing, rough-in plumbing, electrical, and HVAC, and a final walkthrough inspection at completion. You can book all three phases or choose the stages that matter most to you.

When should I schedule the pre-drywall inspection?

The pre-drywall inspection must happen after rough-in plumbing, electrical, and HVAC are complete but before drywall installation begins. Coordinate with your builder to notify us of that window and we will schedule around it. Our office is available 24/7 to align with your timeline.

Will the builder allow a third-party inspector on site?

In most cases, yes. Reputable builders welcome independent inspections because they demonstrate confidence in their work. Your purchase contract may address site access; review it and notify your builder early.
